Rental Criteria

Rental Application Criteria

These are the criteria to qualify for the *advertised* security deposit and rent. If you do not fully meet these criteria, you may still be approved, but a larger security deposit or additional conditions may be required.

General Requirements

1. All applicants, age 18 years or older, must provide a valid government issued photo identification.

2. All applicants, age 18 or older, must complete a separate application.

3. The property will remain on the market during the approval process.

 
Rental History Requirements

1. Two years of verifiable, favorable rental history from a third-party landlord. Lack of such history may require an additional deposit.

2. Rental history from a non–third party (such as a private arrangement) may require an additional deposit.

3. A criminal background check will be performed, and the recency, severity, and nature of past convictions will be evaluated on a case-by-case basis.

4. If you were not previously renting, then homeownership may be verified through the tax assessor's office or a credit report.

5. Applications may be denied, or rental terms may be adjusted, for the following reasons:

   a. Previous notice(s) to vacate

   b. Returned checks/insufficient funds

   c. Previous eviction

   d. Past-due rent or charges owed to a landlord

   e. Documented property damage

   f. Failure to provide proper lease termination notice or breach of lease

   g. False or misleading information on the application

 
Employment and Income Requirements

1. Gross monthly income should be approximately three (3) times the monthly rent. If income does not meet this threshold, additional security deposit or prepaid rent may be required.

2. If income cannot be verified, current pay stubs must be provided covering the previous 3 months.

3. Applicants without employment must provide acceptable proof of income from other sources (e.g., savings, retirement, assistance programs, child support, etc.).

4. Self-employed applicants must provide two years of tax returns or a profit-and-loss statement and verification of work history covering the last 2 years.

5. Minimum of 2 years of verifiable employment to present date and/or other reliable income is required.

6. Applications will be denied if income or employment cannot be verified.

 
Credit Requirements

1. Non-discharged bankruptcy will result in denial.

2. Outstanding debt to a property management company or landlord may result in denial.

3. The following may result in denial, or may require additional deposit, prepaid rent, and/or a qualifying guarantor:

   a. Outstanding bad debts reported on credit

   b. Excessive accounts in collections

   c. Bankruptcy discharged less than six (6) months ago without established positive credit since

   d. Credit score below 625
